PRESIDENT'S CORNER

Hello Dear Neighbors:

We are approaching the end of the year 2024. Presidential elections are done and we hope for a more united and peaceful country. Let's celebrate Thanksgiving Day with family and friends. ARCHITECTURALS

We encourage our neighbors to keep up their houses and congratulate those who do. The Association appreciates it very much. It helps everyone in keeping the value of our houses.

Pay special attention to trash cans that should be out of street view when not in use. They can be put out the day before pick-up by 5:00pm and away by night on collection day.

The new contract with Xfinity is in place starting November 1. TV Cable and internet are included with your maintenance fees.

We are starting the process to repave the streets. We need 3 bids. The reserves cover partially the cost but in order to accomplish the project we are going to need to create an assessment for all of us. This will be the first time in our history. A meeting will be called to discuss the project and the amount of the possible assessment. Rest assured that we will do the best for the community always.

As you know, at the beginning of the year the community approved several amendments to the Declaration. They include a provision that new home buyers will not be able to rent their houses for two years from the date the house is bought.

We created a regulation at last Board of Directors meeting in October that affects rentals for everyone. New renters would need to submit to the association an application for approval and that will include a background and criminal check, a credit score of at least 670 points. All persons older than 18 that would live in the house must provide the documentation described above.

ESQUINA DEL PRESIDENTE

Hola queridos vecinos:

Estamos al final del 2024. Las elecciones presidenciales terminaron y esperamos un país más unido y en paz. Vamos a celebrar el Dia de Acción de Gracias con familia y amigos. Estamos lanzando un nuevo website con muchos beneficios como la habilidad de pagar en línea, en las próximas semanas. La dirección es: www.gableshoaweston.com

MANTENIMIENTO

Felicitaciones a todos los vecinos que se encargan de mantener y embellecer sus casas. La Asociación aprecia mucho su esfuerzo y eso ayuda a mantener el valor de las casas.

Pongan atención especial a los botes de basura que deberían estar guardados cuando no se usan. Se deben sacar después de las 5 pm el día antes de la recolección y guardarse en la noche el día de la recolección.

El nuevo contrato con Xfinity está vigente desde Noviembre 1. TV Cable e internet están incluidos en su mantenimiento.

Las reservas cubren parcialmente el costo, pero para poder hacer el proyecto necesitaremos crear un gravamen para todos nosotros. Ésta sería la primera vez en nuestra historia. Se hará una reunión para discutir el proyecto y el monto del posible gravamen. Estén seguros de que haremos lo mejor para nuestra comunidad siempre.

Como ustedes saben, al principio del año la comunidad aprobó varias enmiendas a la Declaración. Ellas incluyen una que no permite a los nuevos compradores de casas rentarlas por dos anõs a partir de la fecha de compra.

Creamos una regulación en la última reunión de la Directiva en Octubre que afecta las rentas para todos. Los nuevos inquilinos deben aplicar a la Asociación para ser aprobados y eso incluirá un chequeo criminal y de antecedentes penales, un score de crédito de 670 puntos mínimo. Todas las personas que vivirían en la casa, mayores de 18 años, deberán proporcionar los documentos descritos antes.
